What Is the Difference Between the Statuses Canceled and Withdrawn?

If you have a client that would like you to take their property off the market, should you change the listing status to Canceled or Withdrawn? The status is related to the status of your listing agreement. 

             Withdrawn: 

Your listing agreement is still valid and your client needs to do some minor repairs to the property, or they are going on vacation for a week and do not want showings while they are away. In this scenario, you would be temporarily taking this listing off the market. The correct status in these types of scenarios would be "Withdrawn."


            Canceled: 

The client has requested to terminate their listing agreement as now is not the best time for them to sell. The correct status would be "Canceled." If/when the client decides to re-list, you will re-enter the listing and you will receive a new MLS # with a fresh set of days on market.
