How Long Can My Listing Be in Active Option?
If you have found a potential buyer, you are now under an option period. You are required to make a status change from Active to AO (Active Option) or RFR (Active Right of First Refusal) within 24 hours of your executed offer. Once your listing has gone under contract, pending, or sold, the same rules will apply. Please update the status within 24 hours. .
We understand option periods can vary. If your listing has been in an AO status for over 30 days, you may receive a Listing Exception Notification that states, "Verify Status: Active Option Status over 30 days." This is an automated time notification based on the date your listing went AO. If you receive this notice and your listing is still AO, please provide an estimated pending date to MLSdata@sabor.com. We will add your estimated pending date to the violation history and then consider the matter resolved. There is no system limitation as to how long your listing can be in AO. The notice is meant as a reminder in case a listing has already moved to pending or closed and the status was not changed.
MLS Rules and Regulations:
Section 1.4 - Change of Status of Listing: Any change in the listed price or other change in the original listing agreement shall be made only when authorized in writing by the seller and shall be filed within twenty-four (24) hours (except weekends, holidays and postal holidays) after the authorized change is received by the listing broker. The status of a listing cannot be changed for the exclusive purpose of re-listing the property as “new." A property will only be listed as “new” in the GLD when a seller has entered into a subsequent listing agreement or if it has transitioned from the PLD.
