How Is My Listing Distributed From connectMLS™?

There are several different types of listing data distribution.

Internet Data Exchange (IDX): IDX is a brokerage or agent website that is consumer-facing, where consumers can search for listings. Participation in IDX is voluntary and contains the vast majority of listings.  Listing data displayed from our MLS includes active and sold listings; however, sold price is unavailable. See Section 18 of SABOR MLS Rules and Regulations for details.

Virtual Office Website (VOW): A VOW is a brokerage or agent website that is developed with establishing a client-broker relationship in mind. It is a virtual office so it can provide services over the internet similar to what they could do through a brick-and-mortar office. Through VOW websites, clients can search through MLS listings after completing a registration process. VOWs receive active and sold listing data. See Section 19 of SABOR MLS Rules and Regulations for details.

Broker Back Office (BBO): BBO feeds can be used to power various back office products. A couple of examples are transaction or customer relationship management software. It could also be used for research, like CMA's or real estate market analysis. If you are a vendor and need to power a back office product for a SABOR MLS member, please contact IDX@sabor.com to learn about all the available payloads that best fit your product. 

Syndication: A syndication website is a third party that receives a data feed of listings from connectMLS™. This third party is not a brokerage or agent website, and displays SABOR Brokerage MLS listing data. Syndication choices are made by brokers, so not every Syndication website will have all SABOR MLS listing. Syndication websites only receives active listing data.
