I Want to Relist My Property so I Can Get a NEW Status Again, Is This Allowed?

Canceling a listing indicates that your listing agreement has been terminated with your seller. Canceling your listing for any other reasons is not acceptable and is a finable offense. If we receive a report that you have canceled your listing for the exclusive purpose of re-listing the property as "new," we will first notify you of the report and then cancel your new listing and reactivate your previous canceled listing.

Common reasons that agents cancel that is not acceptable:
1. Reduction in the price and you would like a New Status vs. a Price Change.
2. The listing has been on the market for a while without any offers or activity and you would like to get a NEW status for a refresh on the MLS or syndication websites.
3. You made a mistake when listing the property and don't know how to make the change, so you just cancel it and relist it.  Please call MLS support for assistance or email us at mlsinfo@sabor.com

MLS Rules and Regulations:
Section 1.4 - Change of Status of Listing: Any change in listed price or other change in the original listing agreement shall be made only when authorized in writing by the seller and shall be filed with the Service within 24 hours (except on weekends, holidays and postal holidays), after the authorized change is received by the listing broker. The status of a listing cannot be changed for the exclusive purpose of re-listing the property as “new.” A property will only be listed as “new” in the GLD when a seller has entered into a subsequent listing agreement or if it has transitioned from the PLD.

If you feel there are unusual circumstances that need to be individually considered, please contact SABOR MLS at 210-530-8760 or mlsdata@sabor.com.
