Is There a Limitation of How Long I Can Leave a Listing in a Pending Status?
If you have found a buyer and you are under contract, you are required to make a status change from Active, AO (Active Option), RFR (Active Right of First Refusal) to Pending or Pending SB (Show for Backups) within 24 hours of your executed contract. Once your listing has officially sold, the same rules will apply. Please update the status within 24 hours.
With some properties that are still under construction, the time frame between pending and closing could vary. If your listing has been pending for more than 120 days, you may receive a Listing Exception Notification that states, "Verify Status: Pending Status Over 120 days." This is an automated time notification based on the date your listing went pending. If you receive this notice and your listing is still pending, please provide an estimated closing date to MLSdata@sabor.com. We will add your estimated closing date to the violation history and then consider the matter resolved. There is no limitation as to how long your listing can be in pending. The notice is meant as a reminder in case a listing has closed, and the status has not been updated.
MLS Rules and Regulations:
Section 1.4 - Change of Status of Listing: Any change in listed price or other change in
the original listing agreement, shall be made only when authorized in writing by the seller
and shall be filed within 24 hours (except on weekends,
holidays and postal holidays), after the authorized change is received by the listing
broker. The status of a listing cannot be changed for the exclusive purpose of re-listing
the property as “new." A property will only be listed as “new” in the GLD when a seller
has entered into a subsequent listing agreement or if it has transitioned from the PLD.
