What Can I Put in the Public Remarks?

The Public Remarks should contain a description of the property that can be used to promote the property being sold. Describing features of the property like a newly renovated kitchen or bathroom, an expansive deck, or even the landscape are perfect features to include. We recently increased the maximum number of characters to 4,000 so you have plenty of room to describe the property and all it has to offer a buyer. 

Items that should not be included in your Public Remarks: 
1. Must not contain any personal or company promotion. This includes a reference to "Call Listing Agent or Broker." 
2. No email addresses, web addresses, agent, broker, company names, or phone/fax numbers. 
3. No agent-only information (i.e., commission information or showing instructions) in the public remarks. All agent-only information should be in the Agent Confidential Remarks. 
4. Any verbiage or phrasing that would violate Fair Housing, including references to the familial status of a prospective buyer, contains limitations, discriminations, or preference on the number of children or their ages, states a preference for adults, couples or singles, citizenship, nationality etc.  

MLS Rules and Regulations: 
Section 1.2 (a) Accurate information shall be information relative to the promotion of the property and shall not include listing office/agent or other company promotion. Therefore; all phone & fax numbers, URLs (including websites and virtual tours), email addresses, and Company, broker, and agent names are not permitted in the Public Remarks field.
